Island rates and charges up 22pc

SOUTHERN Bay Islands property owners face a 22 per cent hike in their rates and charges.

A massive spike in water consumption charges and an increase in the amount of money collected for a special island infrastructure fund have pushed up the price of living on the islands.

The council last year introduced a differential rate to raise about $80 per property for sports fields, road works and similar projects.

This will double to about $160 in the next financial year, raising $1.7 million for infrastructure projects in addition to $1.7 million in general revenue spending. About $300,000 will carry over from last year’s fund.

“This year we can now seal roads including Melaleuca Crescent on Lamb Island and Treasure Island Avenue on Karragarra Island, funded by $850,000 from the reserve,” Mayor Melva Hobson said.

Division 5 Councillor Barbara Townsend said she had some concerns about the impact of the differential rate on some ratepayers, but the idea had “a lot of merit” because all money would be spent on the islands.

“As the local councillor charged with the task of representing a group of communities that have so many infrastructure shortfalls, the prospect of having $3.7 million to spend there over the next 12 months is very exciting,” she said.

Division 9 Councillor Karen Williams said the council should not have abandoned the former council’s surplus land sale program on the islands which would have raised $23 million over the next seven years.

It is no secret the Southern Moreton Bay Islands have been neglected. However, what doesn't appear to be know is that the State Government has an infrastructure fund from which it will match Council spending on Infrastructure such as sealing of streets. Is Council applying for any of this money to contribute towards Bay Island Infrastructure? I bet not as its never mentioned. Regarding Cr Williams statement about the land sell of and raising '23m million'. This money from the Island land sell off was not earmarked for spending on the Islands. It was to go to consolidated revenue and, no doubt, would simply have delayed the current rate rises. In short the money would simply have propped up the budget and any pain of rate rises for a few years, assisting only in helping secure Councillors re-election in the future. Had this money been for Infrastructure then the sell off would have been magnificent for the island, but it wasn't and the 'smokes and mirrors' approach to this issue by her is appaulingly deceptive! She implies the money would have been for the islands yet knows full well it wasn't. This Council has a responsibility to the Islands and it needs to meet its responsibilities and obliations.

just image how exciting it would be to have $23 million to rectify the short comings of infrastructure without the pain for the island ratepayers. the sale of surplus land on the islands is a windfall for the council as most of these blocks were forfeited for unpaid rates when the blocks were worth about $3-5000. now the cheapest block available from real estate agents is about $60000 . this is a great opportunity to readdress the ongoing failure of councils to maintain the standard of infrastructure on the islands. perhaps this money should be used to build a user-pays multideck carpark at redland bay ferry terminal to tidy up the eyesore of a debacle that is there now.

The SMBI people have always had unique needs as they live in unique circumstances. Where they live however, was their choice. And who represents them in local councillor is also their choice/vote. They should keep in mind that their chosen councillor was all in favour of every decision that this council has made in it's current term. You reap what you sow people. Life is full of lessons only if you remember your errors.

Nathan? When you are out and about - have a look at what is happening at Dalpura St Macleay Island. That project was expanded as a direct result of the surplus SMBI land decision from sales that were due to occur this financial year. No smoke and mirrors..... now the extension to that project will be funded by the increase in SMBI and mainland rates. By the way - Councillors secure their re election by making decisions that are in the interest of their division and the greater ccommunity.

Awake, Not everybody chooses their circumstances as you imply.We can't all afford to live on the mainland which is why more people are coming to the islands.Also despite the fact we are islands we also are residential suburbs so therefore deserve the same services and infrastructure.For years and still are all we have been is a CASH COW for the council to spend up on the mainland and this needs to STOP.

Chris, I agree with you on most points. But it's obvious now that the situation has reversed, in regards to affordability. Mildred & Towns-End have doubled the rate increase for the island ratepayers. So how can you say it's cheaper to live on an island, than it is on the mainland? You should also look at pages 62 -64 of the new rates schedule. If you are renting on the islands (or anywhere) your landlord is getting hit with even higher rates. This can only result in a huge increase in rent. You are getting shafted without doubt. But your local councillor won by a healthy margin indicating that 'most' SMBI people gave her the nod. She is in a position to argue your case but she cares not to do it. At this stage she just wants to go along with the two at the top. It's safer for her, but blow to the island dwellers. So you can see my point can't you? I did'nt vote her in. You people did.

I think we all know that the transfer of responsibility for the bay islands to the former RSC by the former State Coalition Government was made without adequate funding for infrastructure on the islands. Successive Councils have inherited this reality and the ‘funding gap’ for basic infrastructure on the islands continues to increase. The problem with the previous proposal to allocate $23m over 7 years is that it was 'conditional upon' the sale of surplus SMBI land. $23m over 7 years equates to an average $3.2m a year. The newly elected Council is spending $2m on various SMBI capital works projects funded directly from rates income.

Nathan, Cr. Williams knows very well the budget capital works projects are exactly the same as the the last Council wanted except it will be funded with the proposed land sale to Stocklands.Guess who supported the $80 increase to $160. And by the way Cr. Burns wanted a $600 fee each year.
